The existing heritage building was originally created as the Canadian showroom for Pierce-Arrow, one of the great luxury automobile marques of its era. Its double-height arches, stonework, brickwork, cornices and distinctive gargoyles created a building worthy of the automobiles once displayed inside.
It later entered another chapter of Toronto history as a CBC television studio, where Canadian programming including Mr. Dressup was produced.
Rather than erase that history, 1 Marlborough is being designed around it.
The original façade will be carefully restored, its arches reopened and its architectural details brought back to prominence. Above it, Audax has designed a contemporary masonry residence whose arches, proportions, setbacks and terraces deliberately reference the architecture below. Along Marlborough Avenue, the building steps down toward the more intimate residential scale of Summerhill.
The result is intended to feel less like another Toronto glass condominium and more like a building that has always belonged here.

1 Marlborough has been designed with a series of building-science features intended to address many of the compromises condominium owners commonly encounter, including enhanced sound insulation, high thermal and acoustic-performance windows, direct fresh-air ventilation, in-suite humidification, water filtration and leak detection with automatic water shutoff.
