Sometimes it’s almost nothing.

Because the real question isn’t “What would make the house nicer?”

It’s “Where are we actually going to get our money back?”

I’ve seen relatively small improvements completely change how buyers perceive a property. I’ve also walked into homes where owners were preparing to spend $100,000+ on renovations that I didn’t believe would materially change the eventual selling price.

Renovating and preparing a home properly for sale are not the same thing.

Paint. Lighting. Repairs. Furniture placement. Staging. Photography. Sometimes those are the things that create the biggest return.

And sometimes the smartest advice I can give a seller is: Don’t touch it.

Toronto's real estate market is starting to look s Toronto's real estate market is starting to look surprisingly… normal.

And I think that's a good thing.

August wasn't a month of dramatic price swings. Detached homes were up 1% year-over-year. Semis and rows were up 1%. Condos were down 2%.

Prices are essentially moving sideways.

At the same time, buyers have more time to make decisions, sellers have to compete for their attention, and interest rates have become far more predictable.

We've spent years thinking a home selling in three days with 15 offers is somehow the sign of a healthy market.

I don't think it is.

What we're seeing now is a market where buyers can investigate, compare and negotiate — and where sellers need the right pricing, presentation and strategy to get the sale.

That's a market I like working in.

Because when the market isn't doing all the work for you, strategy matters again.
