If you’re looking to increase the value of your home without breaking the bank, there are a number of things you can do. Now that the nice weather has hit, the time for home improvements is now – especially if you’re taking on the work yourself.

There are plenty of small improvements you can make that will actually increase the value of your home. Combine a number of them together and you’ve got yourself a nice little upgrade to your house, and a fresh feeling of accomplishment.

1. Paint your kitchen cabinets

Adding new cabinetry can be super expensive, but a couple coats of new paint can make an outdated kitchen look much more modern and clean.

2. Update your kitchen cabinet hardware

Swapping out generic or older cabinet handles can make a kitchen look completely different. Check out different options on Pinterest and then search online for the best options. There are even companies that make handles that fit IKEA cabinets.

3. Add mouldings

There are a number of options when it comes to mouldings –crown mouldings, panel mouldings and base caps are just the beginning. Check out different options that will go with your cabinets and elevate your kitchen design without a total gut job.

4. Update your fixtures

New faucets in the kitchen and bathroom will add sparkle and shine and give that newly renovated feel. Look for timeless pieces that aren’t too trendy.

5. Paint your front door

It’s the first thing you see when pulling up to your home, so why not make a statement with your front door? We don’t recommend any crazy colours, but pay attention to other doors in other neighbourhoods you like. A statement can be made with the most neutral of colours – don’t forget the trim and surrounding areas as well.

6. Increase your curb appeal

Next get some great potters with pops of colour in the flowers and you’ll have a polished front door ready to welcome any guest.

7. Swap out your lighting

If your current lighting situation has been around for some time, perhaps it’s time for a new chandelier in the dining room, so new kitchen pendants and a floor lamp that isn’t made of paper and from Ikea. Lighting can really make an entire room look more expensive if done right.

8. A fresh coat of paint

Taking on an entire paint job can be quite the task, but perhaps the bedrooms can be done without too much hassle. One at a time. Pick one that’s looking drab and give it an instant facelift with a nice neutral paint colour. If you get through the first one with ease, the others won’t seem to be too challenging.

9. Update your window frames

Adding some molding and an apron to your windows can make them look custom and polished. Even doing the main living area can upgrade the look to a brand-new room.

10. Do a deep clean

You’d be surprised how much a good deep clean of your main living area, kitchens and bathrooms can impact the look and feel of your home. It’s something you can take on yourself and do twice a year – in the spring and in the fall to ensure your home is sparkling and showing its best all year long.

There are lots of different things you can do to raise the value of your home. Some of them are quite expensive, and some are not. These small ones all add up to helping the value of your home increase year over year and give you the joy of accomplishment as you do them. If you do think about selling, these little things will not only add a bit of value but get you in the right position to list and not worry about a long list of to-do’s prior to that for sale sign going up.
