Why We Love 305 Crawford St in Trinity-Bellwoods
1. The Trinity Bellwoods Neighbourhood
305 Crawford St had us crushing from the moment we laid our eyes on it. Houses in Trinity-Bellwoods are a hot commodity, and ones done this well, are hard to come by. This neighbourhood in Toronto was ranked #8 in Toronto Life’s Neighbourhood Survey and for all the right reasons.
The centre of the neighbourhood is Trinity-Bellwoods Park, which stretches all the way from Dundas to Queen and has several tennis courts, sports fields, a wading pool for kids, a skating rink and a playground. There are easily seven or eight elementary schools within an easy drive from home.
Some of our favourite restaurants are located right around the corner including the newly opened Le Swan and Grand Electric’s second location. Also notable and within walking distance to your (potential) dream home are Bar Raval, La Palma and Bar Isabel Something to suit all tastes and moods are close enough to walk, even during the colder months.
2. Victorian in the City
This turn-of-the-century Victorian home at 305 Crawford St has over 2700 square feet, spread out over three floors, and also includes a spacious basement. The renovation looks meticulous, with attention paid to each and every detail. Original stained-glass windows are featured in the entryway and the clean white finishes throughout give a nice modern spin on this detached Victorian home.
Listing this during the fall months really made us think about how glorious those THREE gas fireplaces would be. Yes THREE. The kitchen is an entertainer’s dream – we’re swooning over the fixtures and the in-island sink. The Thermador 6-burner range is top-of-the-line (we just purchased one ourselves), and the matching hood, fridge/freezer and dishwasher are perfect for those OCD enough to want a perfect looking set.
All 5 bathrooms are stunning, but pay special attention to the ensuite – it’s right out of a Ritz Carlton hotel room. The cleanest of whites, paired with a deep soaker tub, walk-in shower and a perfect little nook to sit and do your makeup, with natural light from the window shining in. Double sinks and double mirrors ensures no marriage will be tested in this ensuite, but there may be some discussion about who gets to take over the majority of the dressing room, complete with skylight.
3. Bonus Basement
Another bonus of this 305 Crawford St is the basement. With newly underpinned ceilings to 8’3” and a new foundation, plus headed floors, newly insulated walls, a large spa bathroom, Marquis gas fireplace and white oak plank flooring, it’s ready to be the ultimate playroom on the block, or a very special nanny/in-law suite with just a few additions.
We think this could be a forever home for the right buyer – somewhere to raise a family or even expand one. The white finishes are just waiting for a touch of colour to really personalize the space. There is plenty of room for the kids, and parents can enjoy the outdoor space on multiple levels – private sunning loungers off of the master walk-out, and a spacious backyard for the entire family. BBQ time in the summer and snowman building in the winter, in the heart of Trinity-Bellwoods, and just 10 minutes to the downtown core.
